The Dairy
ADAPTIVE REUSE & GROUND-UP OFFICES
The project consisted of roughly 50,000 sf of Adaptive Reuse of a former dairy facility — hence “The Dairy” — and 30,000 of net Ground-up building sf, composed of a 3-Story Office Building above a Subterranean+Ground Level Parking Garage Podium. It also included vast landscaped areas, roof decks & patios, a floating structure turned into offices, and additional surface parking to meet the tenant's needs.

The Depot

Australian Coastal Home
GROUND-UP RESIDENTIAL
The two ground-up hillside houses — one 1,800 sf 3-Bedroom and one 3,200 sf 4-Bedroom — face the Australian coast.

142 Newark Ave
HISTORIC BUILDING RENOVATION & ADDITION
The existing 1870's building and its addition are located on a diverse block of historic Newark Ave in downtown Jersey City with a diversity of styles from the 1830's through the 1920's. The project has a small footprint, but with five stories and 45' of frontage, it has a large impact on its context. It is the first significant construction on the block in one hundred years.
The project expands the existing structure to include office space in the Basement and on the First and Second Floors, with six apartments above. The lower levels are configured for possible conversion to a restaurant in the future.
The original facade is very plain, but has a vertical emphasis that once drew the eye up to an amazing, now long lost, cornice. The street elevation of the addition picks up the vertical emphasis, using bronze aluminum fins to represent the shadows created by the brick pilasters on the existing facade and window/bay spacings of similar size to the originals.

380 Newark Ave
MIXED-USE 45-UNIT BUILDING
Anchoring the western end of Newark Ave in Downtown Jersey City, this 77,000 sf mixed building has 45 apartments, a 20 car parking garage, 3,800 sf of retail space fronting on three streets, and a rooftop with gym, playroom, about 1,800 sf of green roof and 3,000 sf of the roof deck with views across DTJC and to Manhattan. Construction is expected to be complete in Summer 2018; sales of the apartments have already begun.
Red-orange brick faces historic Newark Ave; metal panels in a pattern referencing the masonry tradition of DTJC face the other two streets; each apartment has a unique window pattern.

WeCare | Medical Suites
COMMERCIAL MEDICAL SUITES
Repositioning & remodeling of 6,700 SF of existing medical offices turned into a concept similar to WeWork for doctors. WeCare provides 32 shared medical suites, offices, and examination rooms for the medical professional's modern & expanding needs. It also includes a modern lobby, a recreational room, a conference room, an assistance room, and three restrooms. The introduction of biophilia makes the environment friendly to the human psyche.
